Real Estate Manager - APAC
Summary: The Five Guys Real Estate Manager - APAC supports the execution of the Development Strategy. The role will contribute to opening franchise operated and corporate stores during a calendar year, implementing Five Guys specifications and standards, and building the real estate pipeline for subsequent years.
Additionally, this individual will manage the corporately owned store lease database, tenant obligations and landlord relationships. They will also support franchisees with market knowledge and help with the identification and approval of franchise locations.
Essential Duties and Responsibilities:
Support in executing the Real Estate and Development strategy across APAC markets.
Conduct market research and trade area analysis to identify and evaluate new store opportunities.
Source and assess potential sites through collaboration with franchisees, local brokers, landlords, and developers.
Negotiate, leases, renewals, and related agreements in line with brand and financial requirements.
Coordinate with internal teams — Construction, Design, Facilities, Legal, Finance, and Operations — to ensure timely and compliant project delivery.
Guide franchise partners through the site selection and approval process, ensuring adherence to brand standards and development criteria.
Prepare and present materials for Real Estate Committee approvals, including financial analysis and deal summaries.
Maintain and update the lease database, tracking key terms, renewal options, and landlord obligations.
Provide regular updates and market insights through accurate reporting on pipeline, performance, and financial metrics.

Education/Experience:
Education: Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field. Master’s degree preferred.
5+ years of relevant experience in retail real estate development, expansion, or franchise operations within the APAC region.
Strong understanding of real estate financial modeling, ROI analysis, and lease structures.
Comfortable working both independently and collaboratively within a global matrix organization.
Proven track record in site selection, lease negotiation, and market expansion across multiple countries.
Willingness to travel frequently across assigned markets.
General knowledge of construction matters.
Language Ability:
Excellent verbal and written skills are necessary. The successful candidate/employee will be required to use written, verbal and group communication skills. The ability to read, write and comprehend complex instructions and correspondences is necessary. It also requires the ability to read, analyze, create and interpret general business memos and documents. Fluency in both English and other languages are a plus.
Math Ability:
This position requires excellent business math skills.
Reasoning Ability:
The position requires pragmatic analyzing skills and problem-solving abilities.
Computer Skills:
Exceptional computer skills required in Microsoft Office Suite, Internet, and other appropriate software, such as Map Point.

This position requires no supervisory responsibilities
Physical Demands:
This position may require long hours sitting and using office equipment and computers. There may also be extensive lifting of supplies and materials. The use of hands and arms to reach for, grasp and manipulate objects is required. Travel will be required 50-80% of time to include international travel by air, rail and automobile.
